Proprty Bubble.

In Ahmedabad, more and more Mall or super Mall are coming. the price is rising at rocket speed. People in dewali usually talked about realty market and its profit or appreciation. This Dewali, Realty market discussion  put behind the discussion of Stock market. We used to had family re-union at different hotels or restaurant. This time we selected some in mall. Surprisingly, I noticed some symptoms of property bubble exactly what I did in Dubai and had to run away within couple of days from there. 

The summery : 

It is very difficult to find end user in the market and the investor are moved towards stock market recently to grab this Navratna issues and for that matter they are or want to sell their property from realty market. So supply in realty market is high. Stock market is giving gain in short time and is highly liquid. Investor with big money can part with some for risky business.  

I realised that most of the shops in mall are sold out but 40-50% of them are not occupied by end user. 

Every mall has one super mall in the ground and/or Cinema on the top. So people's time is mostly consumed more in such cinema or Super Market. When people comes into such mall, they deliberately cannot spend more time in shopping from other small store as normally happens in that of foreign. This is because, still in  Ahmadabad brand awareness is not upto the mark. Digit of Brand conscious people is very low, as "Extra" money is not in the hands of those. Their requirement are still get satisfied in one visit in the Super Market so they are left with no extra money to spend in the other stores in the mall. They spends more tie in Shelf viewing too in the Market and ultimately left with little extra Time that can be spent in such other stores in the same market. So People coming to mall have no extra money and time (may be time is money elsewhere..) that allow people to visit other stores in the mall. So ratio of footsteps for mall and that of stores are very tiny. 

The result, these little stores are very hard to be sold to the end user. As end users are the true businessman and verify all the parameters well then the Realty investors. They still prefer Isolated ( from Super mall or Mall) commercial place in residential locality which is cheap and makes space for their margin. Investor will not believe in purchasing store in mall on re-sell basis. Rather they will invest in new opening mall. This is because, for them Investing in realty is long term concept and they have invariably more more fund in Black Money. They are ready to park their these "blind fund" into such property and they are not hurry to get it back as that cannot be invested else in "white" channel.    

  

so, from the above facts it is quite clear that offer from the investors in realty market falls short of what bid that end user can afford. End user has its own parameters and are not meant for making profit on sell and purchase of property. End user has its own perimeters to play within, as banking and other infrastructure's  parameters commands them to be within.We all ( including those IT officers ) that we are having a counter    economy . This economy has always saved this economy to collapse , but internal ups and down are favorable to those who have major part of this second Economy. Now this realty game is for and between the   the investors and not between the Endures and -the developer or  End users and the investors. Of course some end users will to accept the price what is meant for the investors game. But they defiantly, take the decision when it fits in their own parameters. 

This excercise keep the price up and then after a time that becomes new bottom in the market. People in Bombay always says that price is high and it remains high because its demand is high and it is required by end users. The Ahmadabad scenario is different as of now .. the percentage growth will surpass that of bombay by end of 2012 while to surpass that of in Rupees term, will take 1 decade... as compared to Bombay. Bombay is shapped like crocodile tail, while ahmedabad can grow like ganpati's Stomach... here is the difference between the pace of price rise in this two different area, apart from the growth factors.

When you have something that you have to consume, the price rise of that  thing will not meant for you. 
if you have one house to reside therein or one office from where to run your business, the price rise of that property is of null effect for you.Gold jewelery Shop will also require to make its profit and loss analysis and requires to use cost cutting tools though gold price is increasing. This is the fundamentals of my Physical(real) profit of accounting. 

અમદાવાદ traffic સમસ્યા કેમ છે ?

જવાબ છે સાદો .. અમદાવાદ ની પ્રજા ને કારણે. ખબર નહિ કેમ પણ રોડ ઉપર નીકળેલી દરેક વ્યક્તિ બીજા બધા કરતા વધુ ઉતાવળી છે. લાગે છે કે દરેક વ્યક્તિ ક્યાંક ચાલુ થયેલ મફત ના સેલમાં જવાનું હોય તેમ બીજા કરતા આગળ નીકળવાની જવાની હોડ માં છે. આ વિડિઓ સી. જી. રોડ પર આવેલી ગીરીશ કોલ્ડ ડ્રીંક આગળ ના ચાર રસ્તા પરની છે. દેખો ક્યાંક તમે તો અમ નથી ઝડપાઈ ગયા ને ?

અત્યારે મારા હાથમાં Institute નો નવેમ્બેર ૨૦૦૯ નો અંક છે. માનનીય શ્રી સંજયભાઈ નું Chairman ડેસ્ક નું લખાણ વાંચ્યું. દયા ઉપર નો તેમનો લેખ વાંચ્યો. પણ ખબર નહિ કેમ કઈક ખૂટતું હોય તેવું લાગ્યું. છતાંય તેમના ર્હદય નો હાર્દ પહોંચી ગયો. લાગે છે કે જે ખૂટે છે તેનું કારણ અંગ્રેજી ભાષાંતર હશે. વિદેશી ભાષા મગજ ની વાતને સમજાવી સકે, પણ ર્હદયની વાત તો માતૃભાષા માં જ થયી સકે.કદાચ આ વાત તેઓ પણ સારી રીતે સમજી ગયા હશે એટલેજ C A Institute જેવી પ્રોફેસનલ સંસ્થાના મુખપત્ર પર પણ તેઓએ ગુજરાતી સાહિત્ય નો પણ સમાવેશ કર્યો છે. તેઓના લેખ પરથી તેઓ સહેજેય એક પ્રોફેસનલ વ્યક્તિ નહિ લાગતા એક લાગણીશીલ વ્યક્તિ તરીકેની પોતાની છાપ ઉભરાવી શક્યા છે. તેઓ એ જ્યારે શ્રી સી. સી. શાહ નો ઉલ્લેખ કર્યો ત્યારે હું આ લખાણ લખીયા વગર ના રહ્યી શકયો. હું આજે જ્યાં પણ છું ત્યાં પહોંચાડવામાં તેઓ ઉપરાંત તેઓના Partner શ્રી બીપીનભાઈ નો ખુબ મોટો ફાળો રહ્યો છે.

શ્રી સંજયભાઈએ એક સારા ભાષાંતર ની વ્યવસ્થા કરવી પડશે તેવું ખાસ લાગે છે. જેથી કરીને તેઓ પોતાના ર્હદયની વાત C A community ને કરી શકે. થોડાક શબ્દો ના કારણે મગજ, ર્હદય ની વાત સંભાળવા દેતું નહોતું. જ્યારે તેમનું લખાણ શ્રી કેતન ભટ્ટ ના પુસ્તક વિષે વાંચ્યું ત્યારે લાગ્યું કે અહો હવે લાગેછે કે આ ર્હદય થી નહિ પણ મગજથી લખાયેલું છે. જરાક Foreward અને Forward વિષે નો ગોટાળો એવો ને એવોજ લાગ્યો. ખેર, આજકાલ પ્રાદેશિક ભાષાના ઝગડાય એટલા વધી ગયા છે કે લાગે છે કે આવા અંક પણ ગુજરાતી માં છાપવાંમાંડવા જોઈએ. ઉપરના બધા પ્રશ્નો નો ઉકેલ આવી જાય.

બીજું, અંક વાંચ્યા પછી લાગ્યું કે Chartered Accountant Community ને તેમની પ્રોફેસનલ/ વ્યવસાયી જિંદગીમાં હવે કઈક નવું જાણવા જેવું રહતું નથી અથવા Chartered Accountant Community ના મુખપત્ર ના સંચાલકો પાસે કોઈ નવી માહિતી share કરવા જેવી નથી. Election અંગે ની માહિતી ઉપયોગી રહ્યી. પણ, તેમાં પણ એ જાણી ને દુખ થયું કે Rules ૪૯-ઓ જેવી કોઈ જોગવાઈ નથી.

England અને ભારતની Chartered Accountant Community એ કરેલા કરાર મુજબ થનાર લાભ ની વાત વાંચી. નજીકના જ ભૂતકાળ માંજ આ બધા દેશોના વ્યક્તિઓ પ્રોફેસ્ન્લસ જોડે કામ કર્યું હોવાથી વાત માં કેટલું મોઈ છે તેનો ખયાલ આવી ગયો. ખેર મારે આ સ્ટેજ પર તેની વાત કરવાની જરૂર નથી. "Every cloud has Silver Lining " સમયે સમયે બધું ખૂલું થયીનેજ રહેછે.

દરેક પાના ઉપર નંબર નથી લખ્યા એટલે થોડી મૂંઝવણ થયી પણ જે હોય તે, ગુજરાતી ગઝલ ના પાના એ મને મારા યુવાની ના દિવસો યાદ અપાવી દીધા. જ્યારે હું પણ મુગ્ધાવસ્થામાં હતો ને આવી ગઝલો લખતો અને પછી મારા મિત્રોને ઓલ ઇન્ડિયા રેડીઓ પરથી થનાર પ્રસારણ ની તારીખ અને સમયની વારે વારે યાદ અપાવ્યા કરતો. મઝા આવી ગયી. થોડી વારતો એવુંજ feel થયું કે હું કુમાર તો નથી વાંચતો ને? Service Tax updates માં આખો circular છાપીયો છે તેના કરતા hint આપી હોતતો કુદરતી સંપતિનો થોડો બગાડ થતો બચાવી શકાત.

છેલ્લા પાને Study Circle મિટિંગના ફોટોગ્રાફ જોયા. રામ મોટવાની ને ત્યાં જોઇને આનંદ થયો. હજીયે તેનો માસુમ ચહેરો યાદ છે, વારે ઘડીએ sirji sirji બોલ્યા કરતો. નેહાએ એક વાર કહ્યું હતું કે તે dual personality છે. તે ખરું કહેતી હતી. Faculty , Consultation જેવા સબ્દો એ માર પડ્યો. પણ ઠીક છે, હવે નિયમો નક્કી કરવા પડશે કે કયા level પર થતા કામો ને મુખપત્ર પર બિરદાવવી અને જો કોઈ Matter ના મળે તો કેવી રીતે પાના ભરવા અથવા પાના ઓછા કરીને કુદરતી સંપતી બચાવવી.

બાકી મારા જેવા સાહિત્ય ના રશીયા ને પહેલી વખત આ પ્રોફેસનલ life માં આવીયા બાદ એટલી મજા આવી.

Traffic sense at Stadium Cross Road, Ahmedabad

This videos are captured in Ahmedabad at Sardar Patel stadium six Road. Lots of Traffic officers were deployed there to monitor the traffic. But here in these videos , one can clearly observe that these officers were not focusing on the monitoring the Moves of the vehicles rather then managing their penalty fund. People were gone ahead of 10' ft. of the deadline at zibra crossing. The officers were just witness the same and had taken no action against these hundreds of people.

Look at the second Video and you can understand the pity of Commuters who want to cross the road when there is green signal for them. Can your beloved who are blind,aged,handicapped , cross the road ? or a person like you totally fit, can help them to cross the road ?

Traffic sense at Red fort,Delhi.

This photograph was taken from the streets in front of the main gate of the LAL KILLA (red Fort) of Delhi.

Signal is closed for this side but the people of delhi can be seen crossing the ZIBRA Lines... Not allowing the commuters to cross the road. This one was just an example not only of Delhi, the capital city of India, here in Ahmedabad we can also see such pictures here n there.

This picture has been taken in Ahmedabad while Toing was done by the traffic Police and its agency. Police and its agency picks up the vehicle parked illegally at the place where parking is not allowed. Public always says that this movement for toing is done by the police to earn extra money for themselves and the agency. The agency is hired in such a way that tit can earn handsome money from this act.

but surprisingly nobody admit that they are parking in wrong place and blocking the path for the easy movement. Yesterday I was coming from my class from NIIT, C.G. road. At swastik Cross road there was a Red Signal and I was on the cutoff line. I stopped thereby. Next me on my left hand one youngster riding on bike,came speedily and stopped next to me. I was on the border of the Lane and hence he was outside the left hand Lane Line. Police asked him to go back and be in the lane. Surprisingly, that youngster argued against the advice. Police service man politly said that you will blocking the traffic, who want to turn on the left side which was having green signal. do you know ...what that youngster said ?... why are you not keeping this road bigger then this ...if you want to let this traffic to pass on.... !!!!!!!!!!!

BRTS, Ahmedabad

Todays newspaper shows news of an accident of BRTS trial run Bus with Private Vehicle at Pragatinagar Garden Cross road. Newspaper has disclosed the news by taking sides of the public and has shown inefficiency of the BRTS projects.

In India it is a general tendency to take side of the public when one of the side is of the Local authority, or government. Newspaper always plays the role of opposition party. I was there when that incident happened. BRTS bus was following the rules of traffic. But that Private Vehicle Driver was seemed to be in hurry. He was not following the rules even when Traffic police in charge, had given signal to stop traffic from that side and the person didn't follow it and that accident happened.

It also a general tendency of the local public to take a stand of the public when such accident happens with AMTS bus. In this case also public took a stand of Public as against the BRTS bus driver and the police did nothing to stop the further incident as police had come across with such incindents in the past and public had damaged several crores of assets as mob has no mind.

Hope people of Ahmedabad will dare to take stand of the Rules and order as against the authorities or Govt. and help them keep order and Law in the city.

Ahmedabad traffic sense

Now onward , I will try to expose Traffic sense of people of ahmedabad on this blog. For this matter I still have to verify the compatibility of my camera film with the structure of this blog. The very motto of this movement is not to disgrace the people of Ahmedabad but to create a sense of responsibility while driving,parking and turning the vehicle while they drive.

This video is just a sample taken through mobile phone while I was travelling in indian railway from Ahmedabad to Anand. The whole train was full. not a single space to even stand in the compartment and this young generation of India, the Future of India as normally said were travelling to their school, college in this way.
